The north shed is the northernmost building in the Broadway Market, the series of buildings in the median of S. Broadway, from Aliceanna to Fleet St.

“After quite some time, it became clear to me that the second floor financing wasn’t going to work, in terms of getting construction financing on that,” said Holmes at last week’s Fell’s Point Task Force meeting. “We have to at least delay the second floor at this point.”

“The vibrancy, the attention the building was always going to get, it’s still carrying that,” Holmes added.

The current north shed plans, which Holmes presented to the Task Force, show a four-sided structure with four doors and door-sized, arched windows placed at frequent intervals.

“The arches allow the building to have a lot of natural light,” said Holmes.

Richard Manekin of Chesapeake Real Estate Group, which has partnered with South Broadway Properties for the Broadway Market renovation, acknowledged that the plans have been fairly fluid.

“This is so fluid because we’re on a fast track,” he said. “It’s important that there be fluency, vibrancy, and tenancy as soon as possible.”
Tenants have not yet been established.

“We can say what we want this to be is food-centric,” said Manekin. “We want to provide to the neighborhood what may not exist; at the same time we have to pay attention to the world in which we live.”

Holmes said that a company to find and establish vendors and retailers has been enlisted.“They’re folks who have demonstrated their abilities already to create unique concepts,” he said.

Holmes also reported that the vendors currently working out of the south shed are happy with the progress of that building.

The Broadway Market plans face the Fell’s Point and Federal Hill Preservation Society’s Design Review Committee on Thursday, Oct. 11, and the city’s Commission for Historical and Architectural Preservation in November.

“We clearly want to get in the ground and start construction in the spring,” said Holmes, adding that the project is anticipated to be completed by the end of 2013.
