Finkelstein would not name the hotel, as a lease has not been finalized, but he said that it’s known in the industry as an “upper mid-market, select service hotel,” comparable to the Marriott Courtyard or Hilton Garden Inn, also at Harbor East, but “a little more upscale.”

The hotel will have 208 keys, Finkelstein said, and an indoor fitness room, indoor pool, and a couple small meeting rooms. The second floor will have about 60 parking spaces.

“Sixty is plenty for this kind of hotel, because many of the people who would stay there don’t drive,” he said. “They arrive by taxi or that sort of thing.”

On the ground floor will be 14,500 sq. ft. of retail space, Finkelstein said. The leasing of the space will be managed by Chesapeake Real Estate Group, the company behind the Canton Crossing development on Boston Rd. (anchored by Target and Harris Teeter, and also the retail component of Fell’s Point’s Broadway Market.

“It’s to be determined,” said Finkelstein of the retail component. “Everybody’s open. I think it’ll be a mix, maybe a restaurant or two—it all depends on what comes from the market.”

The property, 1100 Fleet St., is currently owned by Chesapeake Real Estate, said Finkelstein, who has had it under contract for several months.

Assessed at just over $600,000, the old warehouse and 0.6 acres of land was purchased from the Bohager family for $3.15 million in Nov. 2011, according to state records.

The property is currently undergoing a Remedial Action Plan through the Maryland Department of the Environment’s Voluntary Cleanup Program.

Geologist Kevin Plocek of Geo-Technology Associates Inc., the group implementing the RAP, said that any environmental concerns with the property come from uses of the surrounding land, not from the historic use of the property itself.

Finkelstein said that construction on the site, which includes demolition of the warehouse, should begin in April or May if all goes according to plans.
